Construction Manager at Homeland Development Company

We are recruiting to fill the position below:

Job Title: Construction Manager

Location: Sangotedo, Lagos
Employment Type: Full-time
This role reports to: Executive Management
Grade Level: Senior Management Level

Job Expectations

  • Supervise the project for smooth running of ongoing construction on the site according to specifications of the project as directed
  • Define the scope of the project in collaboration with senior management.
  • Ensure permits and licenses from appropriate authorities are processed and collected.
  • Determine the objectives and measures upon which the project will be evaluated
  • Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
  • Create a detailed work plan which identifies and sequences the activities needed to successfully complete the project
  • Meet budgetary objectives and make adjustments to project constraints based on financial analysis
  • Give a detailed weekly report on activities going on all sites.
  • In-depth understanding of construction procedures and material and project management principles
  • Monitor cash flow projections and report actual cash flow and variance to senior management on a regular basis (monthly/bimonthly)
  • Follow up on outstanding receivables
  • Manage all project funds according to established accounting policies and procedures
  • Ensure that all financial records for the project are up to date
  • Prepare financial reports and supporting documentation for funders as outlined in funding agreements
  • Prepare certificate of payment after each settlement
  • Define the scope of the project in collaboration with senior management
  • Liaise with the relevant ministries and agencies involved with the project
  • Create a detailed work plan which identifies and sequences the activities needed to successfully complete the project
  • Determine the resources (time, money, equipment, etc.) required to complete the project
  • Develop a schedule for project completion that effectively allocates the resources to the activities
  • Review the project schedule with senior management and all other staff that will be affected by the project activities; revise the schedule as required
  • Determine the objectives and measures upon which the project will be evaluated at its completion.

Staff the Project:

  • In consultation with the appropriate manager and human resources, recruit, interview and select staff and/or volunteers with appropriate skills for the project activities
  • Manage project staff and/or volunteers according to the established policies and practices of the organization
  • Ensure that personnel files are properly maintained and kept confidential by human resources
  • Ensure that all project personnel receive an appropriate orientation to the organization and the project
  • Contract qualified consultants to work on the project as appropriate
  • Hire unskilled labor as required by specific project
  • Implement the project
  • Execute the project according to the project plan
  • Develop forms and records to document project activities
  • Set up files to ensure that all project information is appropriately documented and secured
  • Monitor the progress of the project and make adjustments as necessary to ensure the successful completion of the project
  • Establish a communication schedule to update stakeholders including appropriate staff in the organization on the progress of the project
  • Review the quality of the work completed with the project team on a regular basis to ensure that it meets the project standards
  • Prepare certificates of payment sequel to project completion
  • Control the project/Cost Management
  • Write reports on the project for management and for funders
  • Communicate with funders as outlined in funding agreements
  • Monitor and approve all budgeted project expenditures

  • Evaluate the project
  • Ensure that the project deliverables are on time, within budget and at the required level of quality
  • Evaluate the outcomes of the project as established during the planning phase.

Who we are looking for:

  • We are looking for an experienced Construction Manager who will oversee and manage our existing construction project and work closely with management in executing and meeting up with the demands of the ongoing projects.
  • The Project manager will also oversee the planning, implementation, and tracking of specific short-term (or time-specific) Projects that have deadlines with expected or specified deliverables.

Education Qualifications

  • University Degree in a related subject. Master’s Degree will be an advantage
  • 10 years of experience working at a managerial level on a construction site.
  • Relevant professional qualifications (COREN, PMP)
  • Knowledge of project management.

Required Skills:

  • Construction management, Project management, Scheduling, Architectural planning and design, Structural engineering, Construction safety, Quality control and supervision, Sales management, Marketing.
  • Read technical designs and drawings to ensure that they are followed correctly.
  • In-depth knowledge of engineering, technology, building, construction, and design.
  • Prepare an execution plan from the master plan submitted, breaking down the work elements and how it will be executed.
  • Excellent communication skills.
  • Excellent relationship-building and interpersonal skills.
  • Ability to understand and interpret designs.
  • Should be able to work in a team.

Proficiency in the use of computers for:
