Job Title: General Manager, Sales

To oversee the operations of the Serviced Apartment as well as provide strategic direction and meet strategic objectives.
To plan and supervise the activities of the apartment management workforce to ensure the smooth and profitable running of the business. To be involved in all aspects of the operations.
To be responsible for strategizing and preparing various financial and management reports.
To be a key person of reference for employees and clients as well as external vendors. To guide the employees to work as a well-functioning team. To have revenue management and marketing responsibilities in order to develop strategies to maximize REVPAR and grow market share for the business
To oversee and manage reservations to ensure maximum revenue, promotional coverage and marketing opportunities are exploited.
To be responsible for fostering and developing the business through pro-active direct sales, web marketing, telemarketing, direct mail, appointment calls and tours of the Serviced Apartment.
Also to develop strategic action plans for Serviced Apartments to drive measurable, incremental sales revenue.
To identify areas of opportunity in performance and recommend tools and training to optimize performance of sales team
Experience: Candidate must have 3 – 5 years’ experience as a General Manager in the sales and marketing or related professional area with proven capability in the travel and hospitality space. Previous experience with the likes of Wakanow, Amara suites or a 4 star hotel is preferable.
Sales and Marketing Duties and Responsibilities:
Develop sales strategy & sales plan and ensure effective implementation of this strategy for the property. Develop and implement an intuitive and efficient marketing strategy to promote the apartment services
Work with the management team to create and implement a sales plan addressing revenue, customers and the market.
Set example through professional, friendly attitude towards clients and co-workers, timely response to clients and co-workers needs and observance of sales operations standards.
Organize travel agent month promotions and travel agent appreciation rates for slow months.
Development and implementation of promotions, both internal and external and creates a focus on attracting new business.
Provides positive and aggressive leadership to ensure maximum revenue potential (e.g., sets example with personal booking goals).
Recommends monthly room nights target goals.
Maintain and expand corporate incentive programs via direct mail, personal visits etc. Oversee and ensure the rates, promotions on apartment website, OTA’s (Online travel agents), GDS etc. without any rate parity.
Evaluates and drives the Serviced Apartment’s participation in the various sales channels, Market Sales, Event Booking Centers, Electronic Lead channels, etc.
Responsible for Corporate and Travel Agent Room Sales for the Serviced Apartment.
Conducts daily sales calls and arrange site inspection trips to Serviced Apartments by corporate clients.
Executes and supports the operational aspects of business booked (e.g. CVGR, generating proposal, Corporate Rate Application letter, writing contracts, customer correspondence).
Makes sales calls to potential clients and Targeting potential key (corporate) accounts for the company.
Acquiring and developing new business accounts and preparing sales proposals for clients.
Closely following up on all business leads
Duties and Responsibilities
General Management Responsibilities:
Supervise work at all levels (Receptionists, Chefs, House-keepers, Office employees etc.) and set clear objectives. Monitor all day to day activities of direct reports.
Plan activities and allocate responsibilities to achieve the most efficient operating model
Manage budgets/expenses, analyze and interpret financial information and monitor sales and profits.
Communicate with customers when appropriate (welcome them in the facilities, address their complaints, find solutions to problems, offer information etc.)
Inspect facilities regularly and enforce strict compliance with health and safety standards
Ensure best client service is being made available through communication amongst the team, cross training within the department and appropriate office coverage.
Responsible for the training of sales staff. Follow and promote Serviced Apartment standards with guests and co-workers.
Provide the highest quality of service to the customers at all times. Drive the apartment service and relationship strategy, driving customer loyalty by delivering service excellence throughout each customer experience.
Degree in Business Administration, Marketing, Hotel and Restaurant Management or Accounting. MBA/Professional qualification would be an advantage.
Not more than 45 years of age medically fit with lots of stamina.
Excellent spoken and written English. Must have high degree of commercial awareness and be able to understand links between sales and profit with excellent sales and negotiation skills.
Good business sense and the ability to motivate and lead a team.
Proven success in a similar role and environment.
Pride and attention to detail. Polished personal presentation with Warm, confident and hospitable personality.
The ideal candidate will be a team player and an effective leader, able to set examples and foster a climate of cooperation.

Competetive Salary and Remuneration package is N1.44million per annum plus 1% of gross revenue if occupancy targets of 85% are met
